01
Loft survey
We inspect the loft, identify whether you have open cell or closed cell foam, and check the timbers with a moisture meter and boroscope camera. You get a fixed price the same day, plus photos of anything that concerns us. Surveys take 30 to 45 minutes and there is no charge.
02
Set up and containment
On the day, we lay protective sheeting, seal the loft hatch and set up an air scrubber so dust stays in the work area. Our technicians wear full respirators and protective clothing. If there is any chance of asbestos in older board or pipe lagging, we stop and arrange an asbestos awareness check before cutting anything.
03
Foam removal
We cut the foam with a spray foam cutting saw, work it free with an oscillating multi-tool and lift it into bags. A dry ice blasting machine or sand blasting equipment handles stubborn residue on awkward rafters. A typical three-bed semi takes one to two days; larger or heavily foamed lofts can run to three.
04
Timber inspection
With the foam gone, we check every rafter and purlin for rot, timber decay and hidden structural damage. Any soft timber is photographed and reported. We treat minor surface mould and leave the loft to dry with ventilation restored, usually 24 to 48 hours before any new insulation goes in.
05
Clearance and report
We vacuum the loft with an industrial vacuum, remove all waste, and hand you a written report with before and after photos plus moisture readings. That report is what lenders and surveyors ask for. Most jobs are cleared and documented within two working days of starting.
